Timelines for exterior work before a sale
The order exterior jobs tend to fall in around a sale, and the Massachusetts dates on the calendar that do not move.
The sequence comes before the calendar
Exterior work follows the problem, not the sale date. Anything that lets water into the house goes first, and the reasons are argued on the resources page, so they are not repeated here. Ice dams are the seasonal form of the same problem: the fix starts in the attic and has to be finished before the snow that feeds the dam arrives. Parts that only show can usually wait for a planned window.
Permits and contracts come before any of it. The Town of Dracut's permit page sets out the general rule that altering or repairing a building needs a permit, and each town decides how that rule applies to a roof, a siding job or a window. Then get the contract in writing, with the scheduled completion date that a sale can be planned around.
We have no sourced number of days for any job, so this page gives none. Ask each contractor for a written schedule and check it against the listing date.
Where a reader goes once the dates are set
A calendar only works once the job is chosen. If the question is still which problem comes first, the decision helper on the resources page sorts it into repair, replacement, monitoring or a second look. The practice notes cover what to check at the roof edge before the first Massachusetts snow. Questions about insurance and permits go to the policy and the town, as the common questions page explains.
